Project Description
Transformation of an eight-story office building into a nine-story, 116-room, four-star hotel. The project consists of the complete exterior restoration of brick, terracotta, sheet metal cornice, exterior windows, polishing and restoring historic floor and wall marble and restoration of decorative plaster at the lobby and eighth floor boardroom.
Structural work included adding a ninth floor and extending/modifying the elevator equipment room and two external stair towers for access from the roof and ninth floor. Mechanical, plumbing and electrical was design-build. All existing MEP systems and non-load bearing walls were removed from within the structure. Mechanical plumbing and electrical was design/build and utilized a 4-pipe system for cooling/heating of the building. Finishes included new metal stud walls, stonework for flooring, walls and countertops, millwork, European plumbing fixtures and carpet. First floor and mezzanine is an independent restaurant and café. Basement level contains a private dining/wine cellar area, prep kitchen, meeting and exercise rooms and mechanical/electrical rooms.
